Pringle: New measures to reduce residential building costs

Independent TD for Donegal, Thomas Pringle, wants to remind the public that new Government measures will waive “section 48” development contributions and refund Irish Water water and wastewater connection charges for residential development for one year.
Deputy Pringle said: “Exorbitant water and wastewater connection charges and development contributions have been a barrier to construction of one-off housing, and it’s important that people know they can avail of these waivers and refunds until April of next year.”
The temporary, time-limited arrangements will apply for one year to all permitted residential development that commences on the site between 25th April, 2023, and 24th April, 2024, and is completed no later than 31st December 2025.
The waiver of development contributions will apply to developments for which commencement notices were submitted to the local authority within the 28-day period prior to 25th April, 2023 – that’s on or after 28th March 2023; or for which seven-day notices were submitted to the local authority on or after 4th April, 2023.
The measures state that the Irish Water’s water and wastewater connection charges will still have to be paid upfront by developers, with the money being refunded by Irish Water on notification of the commencement of works.
